The big story this week is rates. Freddie Mac's 30 year fixed rose to 7.28% as of October 1, up from 7.03% the prior week and 6.34% a year earlier, which is the highest reading since November 2023. Even so, local prices are holding. The City of Grand Rapids median sits around $308K, up 2.5% from last year, with homes going under contract in about 6 days. The pace is cooling at the edges, though. Grand Rapids area inventory climbed 16.3% to 706 active listings in late September, sold homes averaged 23 days on market (up 5), and buyers paid about 99.7% of asking rather than over. Across the region, Ottawa County remains the premium market at roughly $445K, Grand Rapids sits near $308K, and Kalamazoo offers more value with a median sale price around $241K. Bottom line: sellers still hold the advantage thanks to tight supply, but higher rates and growing inventory mean pricing right from day one matters more now than it has all year.
